Negotiating bespoke solutions to find the perfect pre-let
Objective
Law firm Travers Smith wanted to consolidate a portfolio of three London locations into a single new building, with room for growth. Their objective was to retain the feel of a self-contained building without the restraints on future expansion. With six years lead in, there was time to find a site and create a bespoke product.

How we met the objective

We pulled together a full professional team; project manager, architect, M&E consultant and QS andled a detailed analysis of all the potential relocation sites, set againstTravers Smith’s ideal building criteria.

Stonecutter became the leading option. However, the building did not meet the required sustainability threshold so we worked with the developer to improve the BREEAM rating and significantly decrease the carbon emissions. At the same time, we negotiated doubling the shower and bicycle parking capacity, adding a two storey auditorium, securing a dedicated entrance and private lift bank to create a ‘building within a building’. 

As a result, the landlord is creating a bespoke building which will meet all of the ideal building criteria and will be robust against tougher sustainability standards in the future.
