Sky needed advice on negotiating terms for a reversionary 10 year lease for a data centre building, which they had leased for the previous 20 years. They had invested in refurbishing the building as a data centre over the existing lease period, whilst paying an indexed rent off a low original base level.

How we met the objective

We successfully negotiated a reversionary indexed lease, balancing the needs of the landlord for a current base rent for future indexation, with Sky’s requirements. Sky needed to ensure their future occupation avoided the risks associated with the landlord opposing renewal, which could have arisen had the parties pursued a conventional lease renewal on expiry of the existing lease.
